Rental Agreement
Thank you for booking our Sanctuary Cottage at Changing Hearts Farm. We hope you enjoy your Sanctuary Stay!
1. The Property
Sanctuary Cottage at Changing Hearts Farm is located at 306 College Farm Road, Shelby, NC 28152. Towels and linens are provided.
2. Maximum occupancy (People and Dogs)
People: The maximum number of guests is limited to 4 people. Children are welcome.
Dogs: Well-behaved dogs are welcome. Our dogs would love to meet yours! Dogs must be socialized, and never aggressive with people, animals, or property. Dogs can be off-leash in the 2-acre Sanctuary Cottage private, fenced dog park only, otherwise must be on-leash. Dogs must be current on their shots and have proof of rabies protection and be on active flea and tick prevention. Please do regular tick checks on your dog while onsite, especially in the spring and early summer. If your dog creates an excessive disturbance or engages in unsafe behavior you may be asked to leave. In such a case, no refund of any fees paid will be made.
3. Terms of the lease
Check-in time is 2:00 PM, check-out is 11:00 AM. Failure to adhere to check-out time may result in an additional late fee of $100 unless discussed in advance of the stay.
4. House rules
For your safety and ours, and the safety of our farm sanctuary residents, guests agree to always abide by the House Rules (separate document) while at the property and shall be responsible for ensuring all members of the rental party (including companion animals and Visitors) to abide by them as well. A couple of the most important rules, for the safety of our animal residents, are to never, ever feed the animals (they're on specialized, restricted diets) and never enter a pasture or open a gate without a Sanctuary caretaker's permission.
5. Access
Guests shall allow Host access to the property for purposes of repair, inspection, or emergency. Host shall exercise this right of access in a reasonable manner by giving at least 8 hours notice (unless in case of emergency).
6. Rental rate and fees
Reservations of 6 days duration or less:
A 50% deposit is due at time of booking. Remaining balance is due 7 days before arrival. The deposit is non-refundable and applied toward the rental fees. If the premises appear dirty or damaged upon Check-in, Guest shall inform Host immediately.
Reservations of 7 days duration or more:
A 100% is due at time of booking. See below for cancellation policy.
7. Cancellation policy
If Guest wishes to cancel the reservation, the deposit will be refunded as follows:
Refunds for reservations of 6 days duration or less:
100% if cancelled 30 days prior to the Check-in Date.
50% if cancelled days 7 days prior to the Check-in Date.
0% if cancelled less than 7 days prior to the Check-in Date.
Refunds for reservations of 7 days duration or longer:
95% if cancelled 30 days prior to the Check-in Date.
0% if cancelled less than 30 days prior to the Check-in Date. As we are a non-profit relying on the tiny house rental revenue to feed and house our rescued animals, if someone reserves the tiny house for a week or more, it takes it off the market for others to reserve.
The Host may also be entitled to cancel the Guest stay if house rules are broken during rental period.
8. Insurance
We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.
9. Payment
Acceptable payment methods are credit card or PayPal.
All payments, unless otherwise specified, will be processed on my vacation rental website at the URL: SanctuaryStay.org
By accepting the terms of this Rental Agreement, I hereby give permission to charge my credit card/PayPal account for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance and agree to abide by the House Rules.
